Mark J. Hanson, MAI, SRA, AI-GRS, Esquire, LL.M. (Tax) has been a resident of southern New Jersey for over 40 years. He received his undergraduate degree in political science from Rutgers University; his law degree from Widener University School of Law; and a Master of Laws in Taxation (LL.M.) from Temple University. He was awarded the MAI, SRA designations from the Appraisal Institute in 1984 and the AI-GRS appraisal review designation in 2015. He currently holds a certified general appraisal license and a law license in New Jersey. He has been involved in the sale, financing, appraisal and leasing of industrial, commercial, retail and multi-family real estate.
Mr. Hanson has been a member of the New Jersey Bar since 1987. He is admitted to practice before the New Jersey and Federal Courts. He is a member of the New Jersey State Bar Association. Since becoming a member of the New Jersey Bar in 1987, Mr. Hanson practiced in the real property field. His areas of expertise are real estate damages and land valuation litigation consulting involving ad valorem taxation and eminent domain.
Mr. Hanson’s business experience includes negotiating, acquiring, leasing and managing income producing property for the investment accounts of two large corporations (New York Life & Penn Mutual) and the preparation of market studies, lease analyses, appraisals, appraisal reviews, real estate market research, investment analysis, highest and best use studies and investment rate of return analysis on various real estate investment properties. He has been involved in the underwriting of commercial real estate loans (apartments, office, shopping centers, industrial and retail).
Mr. Hanson’s areas of real estate consulting expertise include valuation consulting involving eminent domain, ad valorem taxation, real property damages applying before/after methodologies, financing, real estate litigation support, valuation of partial interests (easements, riparian rights), appraisal review and real estate market research. Mr. Hanson has conducted appraisals, appraisal reviews and consulting studies on single family and multi-family residential, condominiums, vacant land, office, free standing retail, shopping centers, banks, industrial, mixed use, restaurant, marina, hotel, storage facilities and apartments properties. Real property valuation assignments feature market value, condemnation of partial and entire takings, prospective values, retrospective values, distressed/liquidation value, replacement value, market rent studies, easement valuation and investment value based upon specific client objectives.
EXPERT WITNESS
Mr. Hanson has served as an expert valuation witness in litigation matters for counties, municipalities and property owners in New Jersey. He has qualified as an expert witness in the Superior Court of New Jersey- Law Division, the New Jersey Tax Court, the United States District Court for the Eastern District of Pennsylvania, the United States Bankruptcy Court for the District of New Jersey, various County Boards of Taxation and Land Use Boards.
CONTINUING EDUCATION
The Appraisal Institute, the most prestigious private appraisal organization in the United States, conducts a program of continuing education for its members. The members who meet the minimum standards of this program are awarded periodic educational certification. Mr. Hanson is currently certified under this program. Mr. Hanson is also currently certified under the Real Estate Appraisers Board of New Jersey and the New Jersey Bar CLE requirements.
